At approximately 7:00 PM, Judy Watson, Chairman called the Planning
Board Meeting to order.

Business:
Approval of June 27, 2005 Minutes:
Lee Phillips made a motion that we approve the Minutes of June
27, 2005. Jeff Boyer seconded the Motion. All ayes. Motion carried.
Judy stated we received a letter from New York State Office
of Parks, Recreation and Historic Preservation regarding Ron
Hawe's RV Park. They are asking for additional information.
They are asking for clear, original photographs of the project
area from all directions, keyed to a site plan. They are also
asking that the boundaries of the project area be clearly delineated
on a United States Geological Survey. Judy suggested we write
a letter to Mr. Richard Palmer, Attorney for Mr. Hawe.
Judy said she completed the Negative Declaration on the Hawe
Campground, and instructed the secretary to mail a copy to all
the agencies involved.
We also received a letter from Kevin Caraccioli regarding the
OCWA Facility, and the residents of the Regan Development. Graham
Seiter of the Caraccioli Law Firm did some research, and it
was found that OCWA is exempt from the local laws and zoning.
We wrote to the residents and sent a copy of Mr. Seiter's research.
Judy Watson said she talked with John Darling about his subdivision.
He said the road issue is still not taken care of. He is still
trying to get the City to take over the road. She told him when
he has that taken care of, to come back and see us.
New Business:
Application #2005-07 - Roger Pritchard Irrevocable Trust - Subdivision:
Attorney Graham Seiter, of the Caraccioli Law Firm appeared
for the Roger Pritchard Irrevocable Trust. He had a large survey
map, and the board members went over it. He stated his client
is under contract to transfer a portion of the property to Robert
and Peggy Natoli. Since the property is landlocked, subdivision
approval is required. Fran Dellamano questioned which property
on the map, and Mr. Seiter pointed out the one piece of property.
Barry Pritchard is familiar with the area, and he said it would
take away from the Cavan Cove Subdivision in the future. There
is not any road frontage to the property. The members further
looked over the map and stated that some of the property could
in the future become Cavan Cove. Cavan Cove is a dead end right
now. Judy explained if there was going to be any development
on the property, they would have to come back to the Planning
Board. After further discussion, Fran Dellamano made a motion
to approve the subdivision. John Pritchard seconded the motion.
All ayes. Motion carried.
Steve Greene dictated a letter to the secretary to be sent to
Kevin Caraccioli stating the subdivision was approved.

No one from the public was present.

At approximately 7:15 PM, Lee Phillips made a motion to adjourn
the meeting. Barry Pritchard seconded the motion. All ayes.
Motion carried.
